Also, harder woods are comparatively more difficult to refinish. Woods like mahogany are relatively harder compared to Oak and Pine. Harder woods require more effort and time to refinish.
 
Are flooring boards damaged ? If flooring boards are damaged, then they might have to be replaced before the floor can be refinished. If the wood feels very soft, or if the boards have warped or buckled, then replacing them may be a better option. 

Has your wood floor been refinished several times before ? Each refinishing operation removes layers off your wood floor. So wood floors can be refinished only a certain number of times before they become too thin for another refinish operation. If you are unsure whether your wood floor is thick enough, you might want to check at the edges to determine the thickness of your floor. 
Caring for your wood floor

Once you are done refinishing your wood floor, you will have to care for it so that it maintains its beauty and richness of colour. Here are a few tips on how to care for your wood floor

Wipe all spills earliest - Letting liquids to stand on your wood floor can damage the wood. 

Never clean wood floors with water - Wood floors should always be cleaned with a dust mop or a vacuum. 

Damp mops should be used only on floors with a polyurethane or a similar finish.
